Roof sealing & coating
Most mobile home roofs are metal or TPO membrane that has taken decades of sun, snow load and freeze-thaw. We don’t tear it off - we restore it: wash, reseal every seam and penetration, then roll on an elastomeric coating that sheds water, stops ice-dam leaks and moves with the metal.
How it goes
- 01Pressure-wash the deck, then walk every seam, vent and penetration.
- 02Seal the seams with butyl tape and patch fabric; re-boot the stacks.
- 03Roll two lifts of elastomeric - a seamless white membrane, edge to edge.

Exterior painting
Old siding rarely needs replacing - it needs the chalk taken off and the right paint put on. We wash off mildew and oxidation, prime the worn panels, and lay down two coats of exterior acrylic that stands up to summer heat and hard freezes alike.
How it goes
- 01Soft-wash the siding; scrape and sand whatever is failing.
- 02Mask everything, then prime chalked panels with acrylic bonding primer.
- 03Spray and back-roll two finish coats; the trim is cut in by hand.

Vinyl skirting
Skirting isn’t cosmetic - it is your home’s ventilation and its moisture shield. Broken panels let water and animals in; sealed-tight panels trap winter moisture and rot your floors from below. We hang ventilated vinyl over a proper ground barrier, leveled and locked.
How it goes
- 01Strip the old panels; inspect the piers and the ground beneath.
- 02Lay a ground vapour barrier and set a level track line.
- 03Hang ventilated panels, locked top and bottom, trimmed at grade.

Windows & doors
A leaky window frame wicks water into the wall cavity - and a drafty one leaks heat all winter. We replace old units with storm-rated windows and doors sized for manufactured homes, foam-sealed against drafts and flashed so water sheds out - not in.
How it goes
- 01Measure every opening and order the replacement units.
- 02Pull the old unit, clean the opening, set and foam-seal the new one.
- 03Flash, trim and caulk - then test with a hose, not the next storm.

Subfloor & flooring
A soft spot underfoot is the floor telling you water got in. We find every one, cut the damage back to solid wood, glue and screw new decking to the joists, and finish with waterproof plank across the room.
How it goes
- 01Walk every room and mark the soft spots; find the leak that made them.
- 02Cut out the damage, sister weak joists, glue-and-screw new decking.
- 03Lay waterproof luxury vinyl plank, wall to wall.

Leveling & anchoring
Doors that stick and cracks above the frames mean the home has settled - in the Midwest it is usually frost heave working the piers out of level. We re-level the steel frame with a water level, re-shim every pier, and bring the tie-downs up to state anchoring code.
How it goes
- 01Read the frame with a water level, pier by pier.
- 02Jack, shim and re-seat the piers until the frame reads true.
- 03Add or replace the anchors, and check every strap.
